I lived in this apartment for five years, and while my experience was good in the beginning, things changed drastically after the management company switched.

The biggest issue came during move-out, when I was unfairly charged $488.29 for "countertop damage" - even though I left it in good condition, with only normal wear after five years of use. I even offered to provide a video from move-out day showing its condition, but they refused to consider it. Their policy states that any countertop issue, no matter how minor or how long you’ve lived there, is fully charged to the resident. Given the poor quality of the countertop, this policy feels completely unfair.

To make matters worse, communication with the leasing office was frustrating, and they were unwilling to work with me. I was happy here in the first few years, but under the new management, it seems like they care more about finding ways to charge residents upon move-out than maintaining fair policies.

If you're considering living here, be prepared to document everything carefully, because even minor wear and tear could result in hundreds of dollars in charges.

Update in response to management’s reply:
I appreciate the response, but my concern is not about "confusion over policies", it’s about the fairness of the charge. I clearly communicated my concerns and offered to provide a video showing the countertop's condition, yet I was told the charge was final.

Charging $500 for a small spot on a low-quality countertop after five years is unreasonable, and management was unwilling to reconsider. If the goal was truly to "repair my confidence," a better approach would be to review the move-out policies and ensure they are fair and reasonable for long-term residents.

We lived at Valley Stream for about 7 months while we waited for our new home to be built. We had a great experience there. Administrative staff and maintenance staff were both excellent. We highly recommend for their professionalism.

I moved in November, 2024. The apartment is located in a good location, nearby to schools, many grocery stores, coffee shops and fast food restaurants.

The management handled my move-in very well. Rob, from the front desk of the office was very patient, informative, knowledgeable on all the questions I asked during a long call before I signed up. Their policies are user friendly, sensible and flexible. I especially liked their “Feel free Policy”, which is the main reason why I signed up, which gives flexibility to break the lease when needed which is most needed for my job especially when I will be moving b/w locations with short notice.

Though the apartments are a bit old, noisy from people upstairs and a bit expensive in the area, the management was quick to respond to maintenance requests which made my dollars worth it. I was amazed at the speed they resolved issues, I put in a ticket, and got it resolved in about few hours without even following up.

I've lived here for almost a year now and haven't had any issues. Last week the heater started make a clicking sound that was unusual even though the heat was still working. I put in a service call and Chris showed up the next morning (even though it wasn't
an emergency) and had it repaired within the hour. They all do a good job on keeping up with the maintenance of the property.

I honestly love it here. The neighbors are kind and mind their business. The children play together outside. My daughter has abandoned her iPad for outdoor play. It’s very communal here.

We needed a temporary living solution while we wait to close on one home and have another built. Valley Stream was hands down the best choice for us - having a flexible option that made this transition so much easier. They even welcomed our two dogs. The apartment was super clean and well maintained when we moved in. A few minor things needed facilities assist and the facilities team was responsive and professional. We would highly recommend Valley Stream to others looking for a temporary transitional solution -- Valley Stream far exceeded what other places we considered could offer us.

We lived at Valley Stream for nearly two years and never had a bad experience. Anytime we had requests for maintenance, it was always handled timely and professionally. We mainly had help from Tom and Chris from the maintenance team who are both 10/10 incredible, but I know that everyone here at Valley Stream is. Lana and Rob in the office have both always been so helpful and welcoming as well. A wonderful choice for anyone looking at apartments! I wish we could've stayed longer. Incredibly grateful for our time here!
