Parts of living here have been fine — but after how management handled a serious dog attack, I cannot recommend this property to anyone with pets.

Our dog (who is also an ESA) was attacked by another resident’s ESA on property. The attack was completely unprovoked — the dog broke away from its owner, lunged across the street, and attacked. My fiance was bitten while trying to protect our dog. This was fully documented with video footage and reported to the police.

While the property manager initially collected documentation, no alert was ever sent to residents. A neighbor also told my fiancé that others thought he was at fault because they hadn’t seen the situation and its entirety. If not for the full video footage, we wouldn’t have the truth documented. We kindly requested a notice be sent to residents notifying them of the attack and using the incident as an opportunity enforce proper dog handling protocol. She said she did not want to get involved in “gossip”. We were first told the dog would be removed — but weeks later it was back on property. We were then told the dog would be allowed to remain because it is an ESA, with only a muzzle required when outside.

A muzzle is not sufficient for a dog of this size and strength — it does not prevent lunging, which is exactly how this attack occurred.

Adding to our concern: in the most recent communication, the property manager told us that the resident who owns the dog had received a letter from “the attorney” stating the dog can legally remain due to ESA status. However, this appears to be the same attorney we were given as a contact — and despite multiple outreach attempts on our part, that attorney has refused to respond. This creates a perception that management is taking the easy way out by allowing the dog to stay and slap on a muzzle requirement. This protects them from a legal fight with the other resident, but leaves my our family hanging and vulnerable.

As responsible ESA owners, we fully understand ESA rights — but there is no excuse for how poorly this was managed. Safety was not prioritized, communication has been one-sided, and the “resolution” does not address the ongoing risk this dog presents.

We are posting this so future residents — especially those with pets — understand the situation clearly. (Video of the incident is available upon request.)

My wife and I lived at Summit Hill for 3+ and we have nothing but positive things to say. Margaret, Jose, Miguel, and the entire team do an excellent job at providing top-notch service for all residents. You simply cannot beat the value when it comes to how much floor and closet space the apartments have for their price, especially compared to the rest of the area. The location is private and situated adjacent to Briant Park - perfect for daily walks with our dog. The community of residents were all so polite and welcoming. Many would go out of their way to greet our dog during our walks, which was always a treat. Maintenance requests were managed quickly and thoroughly, and snow would be cleared from the parking lot/streets promptly. I personally loved having the pickleball court accessible as well. My friends and I would routinely play over the summer. I give my full endorsement to Summit Hill for anyone considering move there.

I had a fantastic experience renting an apartment here. The employees were all incredibly friendly and helpful, especially Margaret. She went above and beyond to ensure that everything was perfect during my stay. The apartment itself was clean, spacious, and well-maintained. The neighbors are nice too, which added to the overall pleasant atmosphere of the community. I highly recommend this place to anyone looking for a comfortable and welcoming living environment. Beautiful and quiet area but once you get past that you have unlevel flooring with unrepairable cracking tile above, a central system that struggles to dip below seventy (expect to sweat during the summer while paying extra on your electric bill for the extra central air use), a washing dryer combo with a known faulty lock that causes it to think the door is open and the cherry on top this isn't all the problems but the leasing office will gladly let you know they're increasing your rent. Hopes this helps you make a clearer decision.

Frank and Margaret are wonderful! The apartments are spacious, cute, and a perfect price. The community is quiet, calm, and close to downtown summit. They also sent an email about a kitten rescue they are doing in the apartments and I thought that just showed how compassionate ownership is.

The property is generally well-maintained, with the maintenance team being a standout feature. However, soundproofing is a known issue across both the 1st and 2nd floors, and unfortunately, there is no structural solution available. For those who value a close-knit community, this may not be the ideal choice, as the soundproofing limitations have led to noise complaints even from normal activities. While the overall living experience is decent, be prepared for potential friction with neighbors who may greet you one day but file complaints the next.

Summit Hill and the staff here, especially Margaret, is the absolute best. The apartments are also spacious and quiet which add to the overall satisfaction of living here. The amenities are maintained and clean and pets are allowed which makes this place a 5 star residence.

This place was great under Segal & Segal, but since the new owners took over nothing has been acceptable. It's obvious to existing residence that the new owners do not care about them at all. Repairs take months to complete, despite constant emails and phone calls. Large repairs don't happen as on-site maintenance has their hands tied with contractors. The price is absurd for the small size of the apartment and the grounds are always covered with contractor trash. It seems like these new owners are trying to have high end apartments, but they are building them on an old foundation. Today, they started to install what can only be described as top-of-the-line stadium lights. It is apparent they will be changing every light in the complex to these over bright, hurtful to look at lights. I'm positive every bedroom will be affected. I will be leaving here as soon as possible. I'm sure the owners will be happy to shoddily renovate the apartment and raise the rent by $600, as I found out by checking the prices on their website.
