My mom, brother and I have lived at Walnut Grove Landing since January of 2022. We truly love our apartment. We like the wood floors, the fireplace, that we have a dishwasher and washer and dryer in our unit. We love our location in the complex. And all of our needs have been met. The office staff has been truly kind and respectful to us throughout our stay. My mom has communicated with Taylor and she has been great to offer support and solutions, quickly and efficiently. And Samantha has also been there answer questions. The maintenance staff has been friendly and professional. Danny has been a familiar, helpful and friendly face since we moved in. Helping us with any maintenance needs that arose. Which have been few and far between. We feel safe in this community and it is comforting to know that if an issue arises, that we can make our voices heard and get a solution that works for everyone. We are happy to have renewed our lease for another year and look forward to calling this home for the foreseeable future.

Just got charged $10 for a simple dryer knob replacement. We didn't even break it it just wore out on its own but these jokers charged us $10 for the little thing.

Was never the biggest fan of this place but we can't wait to leave at this point

Update 11/19/24
We were told to remove a small warmed cat enclosure from our front patio or he charged $250 for non-compliance. When asking the front office if there was anything we could do as it's getting very cold out and there are a few strays out they hardly even let me finish and the woman behind the front desk refused to even consider helping some of these poor animals. It is incredibly disappointing that these people only care about money and charge their tenants every chance they get and cannot be bothered to help a simple animal stuck outside all night.

Update 12/23/24
Adding a photo of what the trash looks like CONSTANTLY here at Walnut Grove Landing. For those thinking about moving here, I strongly advise against it.

If I could rate these apartments they wouldn’t even get a 1 star I would give them a 0 the only good thing about this place is maintenance all the other staffing are unprofessional and don’t dare ask a question about rent because they will become rude and snappy with you SPECIFICALLY AUDREY.
They are charging us a extra almost 100 dollars in rent/fees for a baby, I went through the whole entire lease and NOWHERE in there does it mention anything about a baby being considered an extra occupant or them being able to charge us extra fees & according to the federal fair housing act it clearly states THEY CANNOT CHARGE MORE
For having a baby/child as it’s unlawful and considered discrimination,
So I suggest if they are doing this to anyone else look up federal fair housing act get help since these apartments don’t think people know about this and rather try to screw people over

I relocated to Walnut Grove back in October and I’m so happy I chose this apartment complex to call home. Samantha, Taylor, and Audire made my move in so easy! They are very responsive to my concerns and have made the last few months AMAZING! The maintenance team is also fantastic. Danny, Riley & Trey get my work orders done in under 24 hours & they keep our trash areas and community looking beautiful! 🤩

1. They moved us into a one bedroom when me and my roommate clearly stated we needed two bedrooms. That was fun to deal with on the day we moved in!
2. In the bedrooms, whoever painted the walls painted little bits of their hair into walls... gross.
3. I witnessed a man with his pants down right outside the leasing office in broad daylight. I called them and left a voicemail about the incident but they never bothered to call me back to ask questions or showed any kind of concern. I guess they're okay with people exposing themselves on the property. What a safe place for kids!!
4. We moved out in July and it's October and they have not given us the rest of our deposit back yet. Turns out, they mailed it to the wrong address even though I've clearly stated my new address several times. I called and called, repeated my address and they STILL mailed it to the wrong address.
This is a sorry place to live. The staff seems incompetent and don't give a crap about you. I recommend looking else where, especially if you have a family with small children... wouldn't want them to have a run-in with the guy who likes exposing himself on the property!

Went in with my wife to look at an apartment for our son and pet bird and the staff there was amazing! Very clean leasing office, they welcomed me with a hot chocolate and a scone. I was helped by a lady named Taylor. She showed us around the property and a few options of places to rent. Love the vibes of the living room, its giving 2010s artisanal modern vibes, makes me feel like im really in my Lady Gaga era. The property manager there samantha was also very helpful, she helped work out a price deal for us, like okay, slay. Needless to say this place is bussin and highly recommend coming here with your family.

In all seriousness its a great property and the staff is all so wholesome and family friendly, definitely worth the 5 stars.

Lived here for 2 years now. Management changed a while back I think and I can tell some improvements. Haven't had any issues. To request maintenance repair is very easy in the app and they come by the next business day. I recently submitted one and Chris came within AN HOUR!! Amazing, very efficient. The only suggestion is parking, we should at least get one parking spot per unit, but right now is first come first serve (which I don't really mind) but it would be nice to have one designated per unit.

We were looking for a new place and I had called to inquire about this property. April was the first one I spoke with and she was super kind and patient and answered all of my questions, when I needed some more assistance I spoke with Audire and received the same great service. We applied on Wednesday 8/13 and the process went so smoothly, we were in our new place by 8/16/25. The staff was so accommodating and friendly, already went swimming many times, and met some friendly neighbors. We had some maintenance issues that came up, but Chris and Riley handled them quickly and one of them was not an easy fix since it had to do with the electrical wiring, but they did a fantastic job and fixed it in about an hour. We are so pleased with the knowledge and kindness of the staff. Moving can be stressful and everyone here made it a great experience. a BIG THANK YOU TO ALL from both of us - Mark and Jennifer 🙂

Warning: Deceptive Leasing Practices and Tenant Exploitation

My experience with this property was extremely troubling. The leasing terms are intentionally confusing and aggressively one-sided, designed to trap tenants into unreasonable obligations while giving the management full leeway to profit off rapid turnover. From what I observed, the monthly turnover rate is alarmingly high—likely 15–20%—suggesting a business model built on exploiting tenants rather than supporting them.

What’s worse, any attempt to assert your rights as a renter is met with swift retaliation. In my case, management’s response to reasonable concerns was not just dismissive—it was punitive. These tactics not only affect your housing stability but can unjustly damage your rental history and future housing prospects.

This is not just a poorly managed property—it’s a systemic pattern of predatory leasing, targeted at the most vulnerable renters. I urge prospective tenants to proceed with extreme caution and to thoroughly research tenant reviews, lease terms, and local tenant protections before signing anything.
--

Hidden Pitfalls in the Lease Agreement

Beyond the exploitative turnover model, the lease includes arbitrarily restrictive clauses that create opportunities for harassment or fines. For example:

• Ban on common household items such as candles, wax warmers, Glade plug-ins, or any scented device—under the guise of “fire safety.” These are standard in most homes and their prohibition is not clearly explained or consistently enforced.
• Ambiguously worded “nuisance” or “odor” clauses that allow management to target certain tenants based on subjective complaints, often without proof or follow-up.
• Fees and fines buried in the lease that can be levied for minor infractions, like having a welcome mat or drying laundry indoors, creating a constant sense of vulnerability and surveillance.

These aren’t safety—

I moved into a unit without viewing it, trusting that the proper protocol between tenants would be upheld. Unfortunately the unit I moved into was disgusting. I bought a brand new vacuum and had to go over the carpet at least 5 times, every some time my vacuum was getting completely full from carpet powder used to cover up the scent of animal urine. The unit smelled like cat pee and even had dried pee still in the rooms on walls and on the trim. I thought they were stains until I wiped them down. It was very obvious the complex did not have anyone clean in between tenants. The balcony still had animal feces on it and dirty/poopy feet marks on the railing. Carpets were not vacuumed let alone carpet cleaned. One of the tubs releases black water so I’m unable to use it. Multiple light bulbs were burnt out upon moving in. The caulking on the kitchen sink is terrible and the faucet is crooked which leaves to water leaking under the sink if not super careful. Under the sink also had an odor I assume from the disgusting humans who lived here before me. Blinds were broken, outlets don’t work, carpet was loose around fireplace and sliding door. Overall in my experience the people in the office are very helpful and on top of things. I haven’t had experience in the maintenance, the guy seems nice enough but he drives around in his cart constantly smoking cigarettes which I don’t want any more unpleasant smells in my unit which is why I haven’t requested anything to be fixed. The pool is well maintained and parking is decent. Overall for the price, compared to other smaller units it’s okay. I would definitely recommend viewing the unit you are going to move into before signing any paperwork. I want to reiterate in my experience the office staff is great. Very helpful, responds quickly, knows what they’re doing, very competent.

My first impression was a good one, made an appointment to return to view the size of home I was looking for.
Came back for my scheduled appointment that was confirmed twice by email only to be told the floor plan I wanted to look at wasn’t available and they had no knowledge of my appointment.
So I drove out of my way & wasted my time for no reason. Seriously?
I’ve worked in property management for years, this is lazy and unacceptable.
Communication matters - had I been informed that the apartment I was going to see had been leased I would’ve happily rescheduled.
Luckily this wasn’t my first choice - there is another place within 6 miles that doesn’t charge for carports, is significantly newer and has AC. There are more professional and better run places to move. Keep looking.
