Not only does 70 Greene Street strike that unusual balance of sophistication and value, the onsite team [Kierra T in particular] are extremely professional, helpful, flexible, and take the guess work and hassle out of the apartment-search process. The building is well appointed, well maintained and the apartments have spacious layouts, great closets, and loaded with amenities. I had a great experience and would recommend the property and give high marks to the on-site team of pro's who work hard and get it right.

Most mismanaged building I’ve ever lived in.
Elevators persistently not working or falling randomly & suddenly through several floors before hitting emergency brakes. We have often had to walk up and down 40+ flights of stairs when all elevators are not working.

Package management is poor - high value packages often get lost without any concern from building management. There is no systematic tracking of packages, which is the norm for comparable buildings in the area.

Management rents out common space to strangers and blocks access to residents while at the same time charges sky high amenity fees to residents to use the common areas. There are also monthly tech fees to the tune of $50 that funds wifi in these common areas which are eventually used by strangers.

There’s also the floods that happen several times through the year that is caused by the poor maintenance of the plumbing in the building. Families lose access to their homes during these times. There are plenty of videos online sharing these events about the building.

Think twice before you rent here. Would not recommend!

I would recommend 70 Greene apartments if:
1. Having your rent increased 19% each year doesn’t bother you.
2.You enjoy your elevator stopping on every floor since the other ones are broken. Again.
3. If having a management/ business office that cares about its residents isn’t that important to you!

If your looking for a management that will actually help you- I recommend checking out other local apartments in the neighborhood that’s not owned by Equity Management.

By far, my favorite thing about living at 70 Greene is the facilities team. Not only are they beyond kind and helpful, they are incredibly professional and always go the extra mile. Ronnie and Dany helped me out today with a couple of move-in details like setting up the new washer and dryer, they were so nice and fast with the set up. Cant speak highly enough of everyone.

No complaints about the maintenance team. Sometimes they take a long to engage in the tickets, but I believe its more because of a small team. Daniel is amazing. He solved a problem with my HVAC that nobody was able to solve!

The front desk concierge at 70 Greene is very attentive and helpful. They go above and beyond with answering questions and helping with issues in the building when the management group is not available. Harry specifically calls me out by name, and is attentive on knowing if packages have been delivered to my apartment and needs to be picked up.
